When you buy or sell a property, you’ll fill out a form called the buyer information sheet or the seller information sheet. The one-page document has all the information I need from you. If you’re the seller, I simply need:

  • Your name
  • Address
  • Social security number
  • Date of birth
  • If you have a mortgage, the mortgage company’s name and your loan number

With this information, we’ll have everything we need to proceed with the transaction without calling you or interrupting your day. While most home buyers and sellers are concerned when they don’t get a call from their title company, Dubyak Law Firm operates differently.

If we’re not calling you, it’s because everything is going smoothly. While it’s not necessary to call, you can call to ask questions or check where we are in the purchase timeline.

One way a title company can help is through an underwriter. The underwriter creates a title commitment, researching the property from the public records to make sure there are no issues involved. Then, they send a checklist of things they need to do to make the title clear or insurable.
